If you cut too many corners, you will end up going around in circles.

There are several ways to undertake Spanish Property Conveyancing, - THE RIGHT WAY - or all the other ways! 


A large percentage of our 2020+ case work is sorting out issues for clients that didn’t do the Conveyancing correctly when they originally purchased. This means that they now can’t sell or could, but after spending several €thousands and several months ‘fixing’ their title deeds.  All because they didn´t use a good Lawyer when they purchased, or used a cheap one. 


Believe it or not, you could find a property to purchase today, and tomorrow you could visit a Notary, sign, pay, and walk away with the keys. So long as two people are in agreement, a Notary will allow you to sign anything, s/he doesn´t really care what your signing, so long as you agree to sign it.


That’s not how to undertake Conveyancing correctly. 


The majority of property title deeds dated 2019 or before will have some issues that are not suitable for 2025. There are many legal checks that should be undertaken BEFORE you go to a Notary to purchase spanish property. Then, if we find issues, now is the time to fix them, normally at the seller's expense. If you don’t have a good Lawyer on your side, one that is extremely up to date and has years of experience in Spain, you may unwittingly be using an unexperienced Lawyer or an Estate Agent that doesn't even realise that there are issues that will cause you problems years later.

So yes, you can purchase a Spanish property and find a cheap option to undertake the Conveyancing process, pop along to a Notary and get the keys, but is it worth the risk? We're sure you are not purchasing a property in Spain to take risks and headaches.


The UK Government advice is to use an independent and experienced Lawyer when purchasing a property in Spain. Very sound advice.
